Before Demetre Booker arrived—and throughout his ownership—our community has taken care of itself because our landlords wouldn't.
We fixed what broke. We looked out for each other. We maintained our homes and our neighborhood with the resources we had, because we had no other choice. When management failed, we stepped up. When communication broke down, we talked to each other. When repairs went ignored, we found a way.
We have always had each other's best interests at heart.
Now, we want to make it official.

Maintenance and Repairs
From routine fixes to major infrastructure, we have the hands-on experience to keep our community safe and functional. We already do it now, without support or thanks.
Grounds and Infrastructure Management
We know every inch of this park. We know what works, what doesn't, and what needs attention. We are ready to manage our roads, utilities, and common areas with the care they deserve.
Responsible Financial Stewardship
We have no interest in profiteering. Any revenue generated by the park would go directly back into maintenance, improvements, and keeping rents affordable for the people who live here.
Selling us the park is the simplest path forward.
If Demetre refuses, our lease demands below outline what fair management must look like.
Leasing and Resident Coordination
We understand our community's needs better than any outside corporation. We can manage fair, transparent lease agreements and foster a culture of mutual respect and accountability.
Our Demands
Landscaping & Maintenance
• Major issues (utilities, water, sewer, electricity) must be addressed within 24 hours. Residents will be compensated for any loss of utilities.
• All unnecessary tree cutting and removal must stop immediately. No tree shall be removed or trimmed without written notice, independent arborist assessment, and union consent.
• The Union must approve any large-scale park or lot changes, including tree cutting, pole removals, and infrastructure maintenance or expansion.
• All maintenance, repair, pest control, and contracted services must use licensed, community-approved vendors.
Property Management & Operations
• Recreational items such as pools, trampolines, and play structures shall be permitted when maintained safely and insured by the resident.
• Management may not enter any lot without at least 7 days’ written notice and the resident’s consent, except in documented emergencies affecting health or safety.
• Union Role in Lot Sales and Park Changes: The Union will approve all lot sales and any significant park policy changes.
• Management and the Union will meet annually to review the collectively bargained lease. No rule or lease amendment may be adopted without joint review and written approval by the Union.
• Establish a 5-year minimum lease term with flexibility to sublease or transfer.
• The Union reserves the right to buy back the park from Demetre on behalf of residents.
• All prior notices and management actions of these notices (non-renewals, evictions, fines) must be rescinded, and residents compensated for time, money, and stress caused by improper actions.
Rent & Fees
• Management must comply with the Idaho Tenant Act, giving at least 3 months’ notice before any rent increase. Any increases must be capped at 2% per year.
• No new fees (application, pet, lawn, admin, parking) may be introduced without a community (union) vote or documented justification. All utilities and administrative fees must be transparently itemized, justified by actual cost, and subject to union review.
• All residents must be reimbursed for unlawfully increased or improperly charged rent and fees (e.g., water, trash, lawn). The current ~40% rent hike and included fees will be reversed and residents compensated for overpayment prior to lease.
• Residents must be compensated for losses due to management actions (e.g., tree removal, lot disturbances).
• Any prior unpaid rent from previous months shall be cancelled and any fees which Elevate is still seeking to collect must also be cancelled.
• Tree Replacement Compensation: Any removed trees must be replaced or financially compensated for.
• Residents may rent or lease out their homes with management’s reasonable approval of the new tenant and without arbitrary fees exceeding administrative costs.
